Erina: worth knowing before you renovate
Most homes in Erina's two "Creekland Bungalows" neighbourhoods, on low-lying land beside major creeks, are mid-twentieth-century timber-framed bungalows clad in weatherboard or fibro sheet, Central Coast Council's character statement says. Some are raised above carports. The suburb sits in a broad valley falling west to Brisbane Water, and Erina Fair opened there as Central Coast Fair in 1987. We can introduce you to a licensed asbestos removalist.

The Council’s “fibro sheet” is a description of cladding, not a lab finding. Before you replace, paint or extend, get samples taken and tested, because there’s no way to be certain by eye (asbestos testing). Pressure cleaning is out too, because the council’s asbestos page warns that water blasting may turn bonded asbestos friable; at that point only a licensed friable removalist may deal with it (Central Coast Council). Until you have a result, leave the walls as they are.
Call with a description of the cladding and the parts of the house it covers. A rough area, or the length and height of each wall, is enough. Let us know if any of it is cracked or loose, and whether it’s on the main house, a raised section or the carport.
